  • Setting the Correct Rental Rates: MWI leasing team members conduct thorough market studies to be sure rates are set that are not only competitive in the overall market, but especially in the property sub-market. MWI weighs those findings against several online services to come up with rental rates that achieve a perfect balance between maximizing monthly income and maintaining a low vacancy rate.
  • Finding and Selecting the Right Tenants: MWI leasing team members have years of experience and training in how to attract and select quality tenants. We utilize several different marketing channels to attract potential tenants. MWI leasing team members undergo regular Fair Housing training, as well as training for the various government administered housing programs that our clients are involved with. All potential tenants will have complete background reviews performed which will evaluate credit, criminal, employment, and previous rental histories. Once all background reviews have been satisfied MWI will enter into lease agreements that are in accordance with all Federal, state, and local requirements, as well as any specific housing program and lending requirements.
  • Effective and Efficient Rent Collections: One of the most important skills a property management company can offer a property owner is the efficient and effective collection of rent payments. MWI has a system in place to ensure on-time payment of rent, and in the event of late payments, MWI also has an aggressive and effective collection policy to remedy the problem.
